New York State Fair Housing Notice
It is unlawful to discriminate against any person because of race, creed, color, national origin, sexual orientation, gender identity or expression, military status, sex, age, disability, marital status, lawful source of income, or familial status.
New York State law requires all real estate licensees to provide the New York State Fair Housing Notice to prospective buyers, sellers, tenants, and landlords.
If you believe you have been the target of housing discrimination, you may file a complaint with the New York State Division of Human Rights or contact the New York State Department of State, Division of Licensing Services.
Standard Operating Procedures
New York State requires licensed real estate brokers to publish their Standard Operating Procedures for prospective homebuyers. The procedures that apply to the licensed brokerage through which Nikola Bugarin is licensed are:
- Prospective buyers are not required to show identification.
- An exclusive broker agreement is not required.
- Pre-approval for a mortgage loan is not required, though sponsors and listing agents may request proof of funds or pre-approval before scheduling private appointments or accepting an offer.
A copy of the current Standard Operating Procedures on file with the New York State Department of State is available on request by emailing desk@nextbuilding.co.
Independence and advertising
NEXT BUILDING is an independent research and education platform. It is not a sponsor, developer, or offering plan agent, and it is not affiliated with, endorsed by, or sponsored by any developer, condominium, or listing agent named on this site.
Building pages are editorial previews compiled from publicly available information. They are not advertisements by or on behalf of any developer or listing agent, and they are not offers to sell or solicitations of offers to buy.
No offering can be made except by an offering plan filed with the New York State Department of Law. Renderings, amenities, delivery timing, and unit mixes reflect publicly announced plans and are subject to change by the sponsor without notice. Images are used for identification and commentary; credits appear on each building page where a source is on record.
Real estate services are provided by Nikola Bugarin, a New York State licensed real estate salesperson, through his licensed brokerage. All brokerage activity is conducted under that brokerage.
Private and pipeline listings
NEXT BUILDING tracks publicly filed projects and pipeline listings that may not yet be publicly marketed. Some sponsors and developers restrict the distribution of pricing, availability, floor plans, and offering details until a public launch.
We share only what is permitted and confirm representation, availability, and details on request. If a project is not yet published, developer rules may limit what can be shared and with whom. Get in touch if you would like more information.
No legal, tax, or financial advice
The calculators and guides on this site are educational estimates only. They are not legal, tax, accounting, appraisal, or investment advice. Closing costs, transfer taxes, mansion tax, mortgage recording tax, common charges, abatements, capital gains treatment, and depreciation recapture depend on facts specific to you and to each transaction, and rules change.
Confirm every number with your attorney, accountant, and lender before making a decision. NEXT BUILDING does not guarantee the accuracy or completeness of any estimate or third party information shown on this site.
